  • Tenant Screening – Background screening is conducted on potential tenants including credit report, criminal search, eviction search, sex offender registry check, income verification and rental history.
  • Lease Preparation – Full lease documentation is prepared and executed with provisions that protect the landlord and the property.
  • Rent Collection – Rent is collected monthly. Tenant have the option to pay online at not additional charge and then owner proceeds are direct deposited to their account.
  • Delinquency Processing – Late payments are pursued aggressively and if necessary, a 3-day demand notice posted to tenant’s door.
  • Evictions – If needed, evictions are handled end-to-end by coordinating with an attorney specializing in landlord/tenant law.
  • Accounting – Owners receiving monthly income & expense statement showing the breakdown the of finances for their property. At the completion of the tax year, owners receive a year-end statement and Form 1099-MISC.
