HOW WE SCREEN TENANTS

A great rental experience starts with selecting great tenants.

Screening applicants prior to entering into a lease agreement with them is one of the most critical steps we undertake in the efficient management of our properties. We’d wager to say that the vast majority of the rental horror stories you’ve heard about can be traced back to not screening tenants properly, if at all.

 

We conduct an extensive applicant screening process to ascertain if the applicants have a history of on-time payments to their various financial obligations, if they are gainfully employed or otherwise have a reliable source of income, and if their background reflects that of a responsible individual with good character.

 

Our screening system seeks to obtain as much information as possible in the following 7 key areas:

 

  • Credit history
  • Nationwide criminal records
  • Nationwide eviction records
  • Nationwide sex offender registries
  • Bankruptcy records
  • Income verification
  • Rental history/past landlord references

 

By following this screening process, and evaluating the results against our strict rental qualification guidelines, we have been able to maintain a 0.2% eviction rate since beginning our company is 2013.
