One of the challenges most do it yourself landlords face is being available to show their rentals. It makes sense. Trying to balance commitments such as work, vacations and family obligations with the need to constantly be available to show a property is difficult, if not impossible.

 

The hard truth however is that prospective renters won’t adjust their schedule to meet your availability. They’ll simply just rent another property that they were able to get in to see. This results in your property not being shown frequently enough which adds extra costly days and weeks onto the vacancy period.

 

When you have your property managed by Integrity Realty & Management however, it will have maximum availability for showings. Instead of a work schedule preventing your property from being shown, showing your property is our work schedule! We also have invested in cutting edge scheduling and showing technologies.

 

Even when our office is closed at night or for a holiday, a prospect can schedule a showing at any time of day via our website. The current occupant (whether that be you the owner prior to you moving out or an existing tenant nearing the end of their lease) will receive email and text alerts automatically notifying them of the date and time of the showing. 

 

In todays on-demand culture, prospective tenants are wanting to deal less and less with landlords or property managers until after they’ve decided if they even like a property. To take advantage of this new cultural shift (and if the property is vacant), prospects can do self guided showings after being pre-screened and providing a valid photo ID. This further allows our managed properties to be available for showing 7 days per week from sun up to sun down.

 

The showing portion of our 12-Step Property Management System is designed to accomplish three objectives:

 

  • Maximize the number of showings by increasing the overall availability for prospects to see the property.
  • Ensure prospective tenants have their questions answered fully
  • Result in a rental application from a qualified tenant
